Questions we get a lot

Your lot lease and the community rules always win over anything written here.

What is lot rent and what does it cover?

Lot rent is what you pay monthly for the ground your home sits on, plus whatever services the community includes. What is bundled in differs by community, so check that community page.

Can I move my own home into the community?

Yes, on an open lot that fits it. Call the office first with the year, size and condition of the home so we can confirm it qualifies before you pay a mover.

Do you allow pets?

Yes, up to 2 approved domesticated animals with written approval from management first. There is a $300 fee per animal, dogs over 50 pounds are not permitted, and certain aggressive breeds are prohibited. Section 13 of the community rules has the details.

Who fixes what?

You own and maintain the home. We maintain the lot, the roads, the common areas and the utilities up to the point they reach your home. Anything past that connection is yours.

How do I give notice or transfer my lot lease?

To move your home out, give at least 60 days written notice at the end of a lease, or 30 days on a month to month tenancy. To sell in place, call the office first: a $35 resale inspection is required and the buyer has to be approved. Sections 21 and 22 of the community rules cover it.

What happens if I pay late?

Rent is due on the 1st. A $50 late fee applies when payment is received or postmarked after the 5th, and cash is not accepted. If money is tight, call before the due date instead of after.
