We own the communities we run
Not a fund, not a management company hired by somebody else. The people who make the decisions are the people who own the ground.
Our story
Oakridge Estates LLC owns and runs 2 manufactured home communities in eastern Oklahoma: Cozy Pines Lake Community in Cookson and Oak Ridge Estates in Gans, with more lots on the way.
Manufactured housing is the last kind of housing a working family can still afford without help. We think that is worth protecting, which means keeping rent reasonable, keeping the grounds decent, and not squeezing residents for every dollar the market will bear.

People before paperwork
If something is wrong, we would rather you call and tell us than file a complaint six weeks later.
Fix it, do not defer it
Deferred maintenance is how a community turns into a place nobody wants to live. We stay ahead of it.
Predictable rent
Increases when they are needed, explained ahead of time, not doubled overnight because we can.
Fair and even enforcement
The rules apply the same to everybody, including the residents who have been here the longest.

Thinking about selling your community?
We are actively looking in Oklahoma and the states around it. Size is flexible, condition is flexible, and we are comfortable with parks that need work.
What we will not do is buy a community, gut the staff and triple the lot rent. If you have spent years building something and you care what happens to the residents after you leave, we are worth a phone call.
